More About the Columbus Neighborhood of Franklinton
Franklinton is one of the largest neighborhoods in downtown Columbus Ohio. It has a long history starting back in 1797 when the first American settlement in Franklin County Ohio was discovered. This area was the county seat until 1824 and as the city of Columbus group, Inc. and annexed areas began to settle and today it's simply a beautiful neighborhood just west of downtown. It's bordered by the Scioto River on the north and the east, Harmon Avenue on the east, Stimmel Road and Greenlawn Avenue on the south, and Interstate 70 on the west. It's surprising to note that West Broad Street, Franklinton's main thorough way, is one of the country's first roads ever!
You can see that Franklinton takes up quite a bit of real estate just south of the river and west of Interstate 70. It's primarily residential but has pockets of amenities and services, shops, restaurants, markets, and other amenities on West Broad Street and W. Town St., running parallel to each other to and from downtown Columbus.
Best parts of Franklinton
This historical neighborhood was one of Central Ohio's first settlements and offers tours for visitors, residents, and anyone looking to learn a little bit more about Columbus history. It's been touted as one of the new "Short North" neighborhoods poised for a comeback. There are pockets of revitalization, newer homes, apartment buildings, and a flood of private and public investors are starting to build up parts of the neighborhood. Because of this, it's gotten the nickname the "next Short North". Many people were pushed out of the Short North area because of skyrocketing property values so it's slowly becoming a hotspot for the creative class including artists and musicians.
Franklinton has a unique edge on diversity and recreation with several bars, an active nightlife scene, trendy restaurants, and boutiques trying to push their way past the historical stigma. Although there are single-family homes, 83% of residents of Franklinton actually rent their homes, and it's not surprising considering that the median rent is just about $700. The median home value is just around $60,000, so investors can make a killing snatching up available properties and renting them out.
